At some point in the future, if the appliances need to be replaced, you can find used (1 to 2 years old) updated SS appliances that can enhance the look of the kitchen that will not break the bank.

Right now you really want to focus on enhancing your human capital ( and college) but along the way, like summers and down time, I would really read all you can on real estate strategies (be it flips or buy and holds) and even think about some hands on work if you have access (relatives in the industry, summer jobs, etc) to an opportunity (even as a laborer on a crew)..

A website will not enhance your REI profitability one dime.

Its about using the leverage to enhance the returns on the exact same real estate investments.

Again, the ability to define and mitigate your market selections or operator choices base don past experiences, is huge, try to define the most painful parts of your experience and seek information to understand how your new defined Turnkey partnership will mitigate these elements and help you to enhance your ROI.Still much to consider....... much luck in your search. 

At first glance however, I would say some nice landscaping in front of the porch would go a long way toward enhancing curb appeal.  

Just plan on doing some fix-ups and repairs - anything to enhance the value of the property.

They just ensure you sent the necessary paperwork to document the transaction.A Checkbook IRA LLC is an enhancement on this structure, and makes sense if you will have a decent amount of interaction with the investments, as is generally the case with rental property.  

I would Echo what Chris said, and add that things like hiring a property management firm, or a credit enhancement ( 6 mos. - year of debt service in an escrow account) if you had it to tie up,  would help to get the deal done.
