Skills and knowledge you simply can't have as a newbie are one ingredient, endurance and the willingsness and talent to deal with the weirdest people is another one. 

If nonpayment by the tenant is a risk you cannot endure due to lack of capital I would walk away from this deal for sure without cast iron commitments from the landlord.

I'm trying to actively take steps towards real estate investing, but there is a lot of mental endurance that I need to break through - perhaps cultivate the hunger or curiosity for real estate.

Folks, I've had to endure about a year of Anchor Realty now after having my properties transferred there by ABC. 

In the end i want to say, I am so sorry you had  to endure true torture. 

My culture was of such that the humiliation is too great a pain to endure to take such.

I tried to find freedom but what really happened was, I have never worked and endured and been patient at something this much this long.

And everything is top-line owned via trust, to create an enduring structure for the continuation of organization person to person, generation to generation, free of tax impacts because at passing there is no transference of assets or entity just a change of managing members and beneficiaries.
