Since we moved to monthly we are in that 30-60 day range of ops before paying out and seems to work fine for us.  

One of my 'dings' was too many hard credit checks throughout the year - and that somehow dropped my credit rating from a 815 in Spring of 2016 to a 795 in the winter of 2017. my apologies to OP for taking this a little off topic.

I said "it is rare that a seller sues a buyer but they might lose their earnest money" The OP is worried about getting sued.

Given the OP's description it is a bit more than I had expected-what are other readers reactions?

@Earl HatmakerI think you are missing the point of what the OP said.

The OP can speak for himself of course, but I'll offer that I own multiple small MFRs in the same zip code - I agree with the longer term "area improving" story.
