The ability to generate more income for simply the cost of a building is another huge cost saving over buying an expensive commercial lot and developing it.

The goal is to determine whether the government accurately adjusts DoD Basic Allowance for Housing (BAH) rates and to develop a predictive model to calculate possible future BAH rates for specific locations.We have pulled rental data from Zillow and historical BAH rates from the DoD.

My overall goal for my professional career is to start an investment firm and own a big multifamily portfolio and get into development.

(Land and construction cost, expected sale price, etc.)My last development in Chicago looked like this:Land = $300kConstruction Cost $650kHolding Cost/Closing Cost/etc. $50kProfit roughly $100kThat project was in Bucktown on the nw side of Chicago.

We are solely working on assisted living:- Buying homes and leasing them at higher than market rates to these business operators- Purchasing existing businesses with the real estate- Developing / building newFor us, the business makes the real estate cash flow, we can create a massive impact, and the demand outpaces supply and will continue to be that way for the next couple decades.

Our ultimate goal is to get into real estate development along with buying rental properties.

Either way, i always decide to buy additional properties as opposed to developing what i have, because I’ll continue having that and can do what i please in the future. 

What is the experience of the group at performing this sort of development?  

The surrounding lots are developed and have houses, It is not a closed community but it looks like one.

To help our case, I am thinking about putting together a report of some type that would help for why this development should be accepted.
