I’ll still send off market properties that come across my desk to the buyers I know who have cash ready and will close fast without being a jerk.

The cost of changing a light bulb is quite a bit more when you factor in travel time to get across town, vehicle cost, a qualified person on payroll with benefits, overhead cost for the office to deploy that person.

I would just tread lightly.

Now, of course, there are no secret IRA agents watching you to see if you go change that light switch or toilet flapper yourself, so take that for what it's worth.
