Then create a patio/entry for each lower unit by a simple screen of an above-ground planter from the post to the stairs, or maybe at an angle to where the stairs begin.The rest is comparatively very simple... don't paint the brick, do the siding in a darker dusty green, the window muntins in a very dark gray (it'll match the black powder-coated hog wire balusters), get a very LARGE round fake attic vent for the gable,https://cdn.shopify.com/s/files/1/2196/8707/produc...and install a clete at the bottom of the gable which will look like a horizontal supporting member for the second-story columns.Lose those shutters, paint the entry doors a very deep, rich color, with the first and second story doors slightly different.

This is the "dark side" of BRRRR that no one seems to talk about.

The contractor has now gone dark while still owing roughly $10,000 per my calculations.

It's off the Chicago Skyway so not bad for a shot in the dark land purchase.

Main problem is, there is what looks like 1-2 feet of still dark water sitting in the basement ( completely concrete unfinished basement no drywall or flooring).

The property could’ve been a smoking deal, from what i could see.  

I then swapped over to contracting with an emphasis on disaster response (fire/water/mold/smoke/storm) and general contracting, both commercial and residential.

They also smoke inside the units currently. 

If you know California, and you know Santa Barbara this is a smoking deal...I think it is at least.
