If you are moving it from a personal name to an LLC there is an exemption form for taxes you also have to fill out and file along with transferring the deed.

@Larry Zucker The proposed law change here (I posted the full text above) would expand the definition of brokerage services to include wholesaling -- 2 or more transactions in 12 months and regardless of whether for another person and regardless if by assignment, entity transfer, option, double close, etc.

California has a $800 minimum franchise tax per LLC per year (and it could be higher depending on gross receipts).LLCs allow for orderly transfer of wealth upon death through an operating agreement.
