I have read about the various ways to finance building some version of an Accessory Dwelling Unit (ADU) [basically a small guest house of some sort added to a home].

However, after doing more digging he sent me the following excerpt from the Florida Department of Business and Professional Regulation:"Residential Contractor - means a contractor whose services are limited to construction, remodeling, repair, or improvement of one-family, two-family, or three-family residences not exceeding two habitable stories above no more than one uninhabitable story and accessory use structures in connection therewith."

Everyone wants a coveted small MF here so most that hit the market are appreciation plays and could not cash flow unless you purchased with cash/very low leverage. 

Rent units out but perhaps build an accessory dwelling unit on site so that I could visit sometimes as a vacation.

In order to get your accessory permit you'll need a homestead exemption.

ADUs are being built everywhere in Los Angeles and the only information I can find about them in New Orlean is Article 21 of the city building ordinance that states that accessory units may not be inhabited.
