Consider spending some time in these areas to get a feel for the market and see if you'd enjoy living there. you ever dealt with ground up non owner occupied construction loans? 

I have private money family friend who wants to fund multiple investments and since I come from the construction industry they are confident in my ability to rehab properties.

I am working to build out some models for each but I don't have a clear idea of the route forward for construction or long term financing.

I didn't realize the construction work is paid out of pocket and then reimbursed, so I had to nuke a lot of my bitcoin to pay for the first 12k worth of work to get the project started, so unless your lender gives you some construction money up front, you'll need to account for that too.

Looking back 10 years this complex had dues increase for most years at around 3% but for 2023 it was 18% and 2024 19%. 30+ year old complexes really start wearing down and many times were not the highest quality construction.

Giving the recurring issues with labor quality and scarcity, would you say automation tools like construction 3d printing or other tech are worth exploring?

Going to be interesting to see what sort of impact the new Government's mass deportation policy has on rents and construction costs.  

And oftentimes they don’t make rent payments and hold you hostage to advance construction draws in order for them to give you back your own money as rent.
