That is how we handle it.3)  If a fee is being charged, most stated require the agent to have you sign off on agreeing the the fee above and beyond the typically commission that is built into the commercial policy.Personally, I would suggest going with the independent agent.

If it were sold through normal real estate brokerage firms, we would have to pay 6% commission, therefore I deducted 6% from the appraised value to arrive at an adjusted value  of $436,160.

After commissions and everything these people took a 700-800k loss in under two years. my guess is this was bought for 1.2 mil as a 1031 exchange “to save taxes” these people got in over their heads and needed to liquidate for quick cash to cover debt on another investment.

@Alessa LeSar get a HELOC on your primary for emergency purposes only.Keep saving until you have at least 20-25% down for a DSR loan.Start setting up systems & building your network to find motivated sellers willing to take less than market value.If you find a very motivated seller, you may be able to sell their property to an investor and get a commission plus finder fee to add to your savings.Over time, this will build your network for investing, which is a different network than what you have now.Be careful with your expectations for your sales in your 2nd year.

In addition you'll need to be able to keep up with the ever changing local laws and regulations which is doable from out of state, but will require proactive effort.To find a good reliable PMC I would start by finding 3-4 that are (1) members of NARPM and (2) licensed by the state Real Estate Commission (not required in all states, but always a plus).

There usually is a clause in most agreements that the PM gets to charge a commission if the tenant buys the property.
