Don't be surprised if the idea of a 600 FICO is something that applicants see as similar to climbing Mount Everest.  

@Lauren Hay-Lavitt   Tough to get a valid answer I think as the cities are so far apart in a way, that probably few investors investor in all 4 and probably few invest in 2 of the 4....I can tell you probably all 4 are on fire....lots of investors, not enough properties, prices and rents climbing so far.One though in DFW area is to be very very careful with TK.

Referrals will be the best way to find a good member for your team, but also look for different CPA's and attorneys as you climb the ladder.

I would try to climb the ladder a bit and find out who that person's boss's boss is and reach out to them directly.

WS, at least the indexes, have also climbed tremendously for several years ('16 up, '17 up, '18 flatish, '19 up).Anecdotally, both parts of my portfolio are up, but I have done much better investing in RE (always as a LP in MF) than in WS overall.  

Might be a steep hill to climb, but worth a shot!

My thinking is sort of a loft style / 1 floor living because this would future proof us in our old age, don’t have to climb stairs etc and easy maintenance.

It's like pointing at a big wall and saying "climb that" to someone who has only practiced bouldering.
