What city is this property in and what is the ARV and rent?

Do to the state mandates that require 100% reserves in all categories, combined with the rising cost of their neighborhood insurance policy, my strong recommendation is you find out what further anticipated spikes in association dues & if any possible special assessments are looming.

Are you looking in a specific city/market?

Having said that, prices and rents are higher in the Bay Area in CA than many in the lower-priced states, so it might justify the investment a bit more..

HI Stephon, Just now seeing this post and if you were down here you know that the city was shut down with the first 5+ inch snowfall in a decade haha.

Talk to your attorney, and if you dont have one, get one - as @Ken M. said, this is highly specific to the state and the circumstances.

Try to stay close to the median home price for that city. 

I've used the search feature on this forum but didn't have much luck.Are there any US investors, hard money lenders, or groups that invest in flips outside of the United States, specifically in Europe (Netherlands, Spain, etc.)?

I also had to get it approved by the city which was pretty easy.
