When we entered the first unit it had a strong odor of dog urin and cigarette smoke.

Cigarette butts all out front in the yard and sidewalk at the entrance.  

I noticed the moving boxes and furniture (couch) smelled really bad of cigarette smoke. 

Although my lease specifically says no smoking, for instance, a tenant burned a hole in the kitchen vinyl flooring, obviously a cigarette burn.  

Not to mention that I believe that by far most of the wear and tear is due to tenants other than mine (cigarette butts, litter, etc- we don't allow smokers in our units). 

I recommend using a "truck brush" to apply the solutions and a pump sprayer to rinse.I'm not trying to be a "downer" here, but years of cigarette smoke can be as bad has having an actual fire in a home.

I saw cigarette butts/ashtrays everywhere.   

About a day later, her lit cigarette caught her mesh screen on her back porch on fire.

Hopefully you get paid in cigarettes.
