Fortunately social security for her children kicked in quick and she is able to afford the mortgage and living expenses however the family of her deceased husband took it upon themselves to file for the death certificate without her on it and send it off to the mortgage company.

I also get an estoppel certificate.

To add on to the last post, also make sure the seller brings (or credits) you with the security deposit(s) and any pro-rated rent for the current month that you close.Regarding lead, I'm not sure about your state, but in MD, rentals must have lead certificates.

@Mike DornemanAs Colleen said, Request Estoppel Certificates of the tenants which will confirm actual figures or give you the facts to make your decision to go through or not.

I have called the state\epa and discussed what is needed for operation of treament plant, confirmed the certification and validated all but rent roll.Barring rents panning out and with the possibility of rehabbing and renting the existing vacant 4 units this appears like it will cash flow well and  have some significant upside with 10 more lots to be filled potentially.
