@Thomas Lebens  I feel the need to clear up some statements above because you need to be careful with these loans. 

I don't care what anyone online says if you live there and have tenants at your home it will be a job.

You need to find people who love Costa Rica and would love to own a property there but are hesitant to buy a property on their own where they will need to manage it, and take care of it, and pay for the maintenance and any other fees associated with it.  

Be really careful if you go this route, there are some shady actors in this space. 

You're right that the key to a successful BRRRR strategy is building a strong team and carefully analyzing deals, especially around rehab costs and ARV.

Placing solid tenants that take care of your property5.

I don't care much about soap and shampoo, but quality TP is something they will definitely notice.

@Jay Hinrichs has posted on that in the past.Many people like to try and hide their identity because of the spotlight effect which refers to how people often overestimate how much others notice (or care about) them, effectively inflating their own importance in society. 

@Ryan Duphorn  a  5 /2  and 1920 square feet IMHO isn't a good health care traveler accommodation unless you are in a area with a shortage of housing.
