I am not sure if your two revolving accounts listed above have a min. monthly payment, but assuming they dont, the only other payment that will get factored into your DTI is your current mortgage Principal, Interest, Taxes, Insurance, and Association (PITIA).

Antonio Bodley I like your approach to the definition, however I am sure many would argue that student debt is good and credit card debt is bad because student debt helps yield higher wages (so we are told) and credit card debt is revolving.

@Jameson Triplett , I use credit cards strategically with RE purchases and rehab, then revolve them down, or roll them over at 0%. but keep at least that much in cash to pay all CC balances off, and have access to other cash.

If the leases are NNN then there is a base rate per sq ft and the CAM re-imbursements to pay for almost all the landlords expenses including property taxes etc.
