Consulting" was legal verbiage as we couldn't state a "deposit" for some reason.This was a while back when composed and for the purpose of investors having skin in the game before they get me burning rubber with pitching deals, answering questions, etc...Plus, if I don't like someone I don't have to sell and just refund the $5,000 "consulting" fee (Happens 9 times out of 10) 🤷‍♂️As you know, our operation is boutique as we prefer it that way and I "touch" all investors personallyAnd even prior to that step we have tweaked and tweaked our investor on-boarding process.How to pre-qualify leads via POF, auto-responders, VA's reaching out with email questionnaire's, FAQ's via our website and so forth.A rigorous process to ensure both the investor criteria and our model are clear for all...I mean it took years and years to develop, adapt, change, etc...But I guess that ain't clear enough either for some 🙈

Other than that, a refrigerant leak, the fan motor burns out, just throw it out and get a new one.

I have had buyers get reports that clearly miss big things and focus on burned out light bulbs and torn screens . . . no value and they tend to scare first time buyers. 

Then years later forget about it leading to you or lender spiking your escrow charge for a year costing you a couple thousand then you ask why and it's because of that then you redeem it after feeling the burn.
