For design, it really depends on your preference? 

Supply of STR units: We have seen developers in Tulum building cookie-cutter projects with a high density and cheap design/finishes, these units are not renting that well and some owners have switched to long-term rentals, which were very expensive and scarce.

With fresh paint throughout inside and out, brand-new roof, dual HVAC systems, updated water heater, stainless steel appliances, lighting fixtures, outlets, countertops, and PEX plumbing just to name a few.

One of the project neighbors slowed the project by 6 months by appealing the staff decision through design review, planning and zoning and city council.

Even he just leases out his "RDPD" brand, an ethical entrepreneur wouldn't partner with a scam team!  

You're correct to say that industry is high inefficient, that's because it was designed that way.

Better materials such as stronger  lumber were used when the earlier vintage properties were built and many  contained design characteristics such as stone or brick work and intricate millwork that are too costly to replicate today meaning many buildings are significantly below todays replacement cost. 

I would personally rather be the guy with the lower purchase price and higher rate, but it doesn't help a brand new househacker in the short term.
