Also, I agree with some of the above that house-hacking makes a lot of sense if you're young and bold enough (and can stomach living with tenants in an up and coming neighborhood).That being said I'm still looking to invest more out of state such as in the Mid-West, Indianapolis and it's suburbs belts for long term buy and hold as well as in the South Florida/ broward/miami area some more due to some family ties to that area.

Big bold letters in the contract, in person, and again at closing:"This transaction WILL affect your ability to obtain financing for future large purchases"With that, I would highly suggest not keeping it for a few years.
