Let's not go into how gross the hot tub was for just a few days (but we all know that's par for the course with a large group of adults & kids) and yes, I factor the extra for drain & fill although in this case, it needed even more cleaning.What I'm struggling with is what is the most professional way to reach out to the guest and to write my review?

But 1) I bet you $100 every one of their neighbors has their ac set below 80. 2) when it’s 115 degrees out I guarantee everyone on my block has their ac set below 80, pry below 75.

Doesn't sound like it will be a particularly hard model to copy, and when the word gets out you could find 10 houses on the same block under cutting your prices by 50% or more.

You'll want 20k in reserves for holding costs and any misc. costs and you do not want to drain your capital down to 0.I think the max entry point for you on a house that needs work is 150k - 175k.

(see photos)There is a floor drain on the other side of the 2x6 wall(about 10 feet). so i would just need to tie it into this I am budgeting 20K for a brand new plumbing system for the whole house already since there is not anything in the house currently.The basement floor is already ripped out and down to dirt.
