We do not currently have the funds to absorb a failure of the heating system, but there's enough income to budget 10k annually for capex and still hit a 10% cap rate, so it's something we could remedy within the first year or two.I reached out to a business contact and asked if he would secure contingency funds in exchange for a percent of AFFO (basically, we'd pay him a portion of the income in exchange for the right to use him as a private lender in the event that one of the systems failed before we replaced it).

REOs are sold free and clear... or at least that is the bank's intention when putting the property on the market.If a title issue appears that prevents a transfer (these things do happen) the bank either remedies the problem before closing or, if the bank cannot perform, the buyer rightfully receives a refund of earnest money.

We're sure to get the one person commenting on this thread who will primly inform you that bleach doesn't kill mold and you need to use the super special expensive fungicide the mold remediation guy she knows convinced her to spend all her money on, but no...chlorine bleach for vinyl surface remediation will do the job.You did the right thing and put in vinyl in your basement.
