I am confident that I will be able to refinance the remaining seller note principle with private money to allow me to hold off on putting more money in the deal.

Maybe seller holds a 2nd, maybe partner with someone, maybe get some F&F (friends and family) money, maybe offer a higher rate for the 2.5 years the 2nd is outstanding. 

A “contract to hold” binder payment equal to a month’s rent would also be collected at that time.

You're going to be looking at older houses that may need a bit of work especially if you want to find buy and hold, BRRRR, flips, STR/MTR, etc. opportunities.

I might have to hold off renting till next month to avoid the scraping of a tenant off the bottom of the barrel last minute.
