I would probably require a background check and then add this person onto the lease as an occupant rather than a tenant.

This is when I get references, credit score, and background check.

Nearly every applicant I had met the requirements and had excellent credit and clean backgrounds. 

I'm wondering if anyone knows of any realtors in the Oklahoma City area who have a background in home construction or repair and are able to approach it through that lens to help identify all problems as early as possible to help with negotiations?

You’ll want to check their credit, rental history, and criminal background.

I have another property under a management company which will probably put them through a credit check/background check.

this is a hard one. background services like identingly.com might not pick up any history.

I would not suggest you get into construction unless that is your background.
