My "office" (desk, laptop, printer, shredder and file cabinet) is in my bedroom; it wasn't an issue with the guy who did the on site inspection.I agree--unless you live in a studio apartment, you will probably be able to get your site approved if you follow their guidelines.

I think the minimum income required was $60,000 or $70,000 to rent a studio apartment there.

Being an entrepreneur is in my family and in my blood.Many people in my family are business owners or inventors.Where some people see SECURITY in a JOB I see restraint and boredom.I have always been a free thinker with an imagination and passion for creating things and learning to do things better.My first business was a car audio business at 19 years of age.I would in the years leading up to that pester this other car audio owner multiple times a week.I learned a lot from him just hanging out.He didn't mind as he knew my dad was killed in a car wreck when I was 16.College is theory and learning from people doing it everyday is real world.The first 2 years of college is just a rehash of stuff you already know.I made straight A's in high school so I already had the discipline and the smarts.After to going to college for awhile me and my other friends just didn't see spending years there when we could grow our businesses.I think college degrees are great if you know the demand for the specific job will be out there when you graduate.People that go to college think about getting into it but do not plan for the exit and the debt involved.College is an investment just like anything else and can be a bad investment if you spend time focused on the wrong majors etc.I do not believe sending kids to college to "figure things out" while they rack up huge student loans that they cannot get rid of through bankruptcy.

In city centers there can be a shortage of studios with parking or not enough units located close to subway stations.On the rents the same applies.

I started thinking about what am I doing this for and why am I doing this again and how much work I was going to have to do over the next two weeks.So all this stuff was rolling around in my head and I'm driving home from work with nothing on the radio (I usually have a REI podcast or audio book in) just thinking about all that's going to happen and I start dwelling on the what-ifs then it dawns on me as I'm driving down the road that that number on the bottom of the statement is smaller than what most people spend on a car.

If you really want to rent to students then rent the whole place to a group and make sure you get the right things in order (cosigners are the parents, etc).If you want to rent individual rooms I suggest you look for a building that is split up into studios so that you are not dealing with people sharing bathrooms, etc.

I also ordered the Rich Dad's Roads to Riches: 6 Steps to Becoming a Successful Real Estate Investor audio program and listened to it several times.Now I am seeking to further my education by asking questions and reading through all the information on these forums.When I'm not attempting to learn about REI, I love backpacking, hiking and camping.

Collins, but what I can say is this, as a seasoned investor, I know when someone comes to me after taking a course, listening to audio, etc from the national gurus.They have all these ideas on how it works, and they are no where near how it works where I live.
