The appraisal costs on something like that would be pretty high as well.If you go the single asset route, you might get a nice little discount on fees by doing multiple at once.

You also have an inspection option to help avoid paying for an appraisal to find out there are issues.

I'm fairly confident the home would appraise for $470,000 - $490,000 in October 2025. 

I’ve never had an on-site inspection done by a tax appraiser but I also wouldn’t lie about it.

Their was no actual appraisal, only an AVM.

Malcomb's suggestion that you will be limited to a maximum of 75 percent of the appraised value is correct assuming the the rent will cover that figure.

The rental property would appraise between $1.1 - $1.2 million.
