But the way I see it is that, in general, someone who is new to the business and is looking to break in and grow will have barriers that can likely drive them out of REI.If it were up to me, I would just let the market dictate the rents and it will find equilibrium on its own.

You should have someone local who can drive by to check on the property, respond to emergencies, conduct regular inspections, etc.

Oso Washington  49 peeps perished and 45 homes destroyed happened mid morning so probably a good amount of people at work that kept the fatalities down I happened to drive by there last year.

You can still find properties that are well below what you’d see in New York, and with the right approach, the BRRRR model can work really well here.I get that being close enough to drive by is a big plus, but if you're open to a market a little further out, Detroit is worth a look.

You have to just commit to doing the lead generation 5-6 days a week (social posts, door knocking, talk to people you know, talk to people you don't know, host open houses for agents in your office, drive for FSBO's, etc) until you have planted so many "seeds" that they result in business.
