I been cold calling, sending out direct mailers, driving for $'s, and putting up bandit signs on Friday and taking them down Sunday night.

I have a few concerns/fears (my inspection period expires on Friday so I need to make a decisions ASAP) 1) The street, 13th Ave is a cross street that people cut thru.

I saw a crazy deal yesterday.A house went on the MLS Friday afternoon for $115K.

A tenant doesn't want to hear, nor should they, that you'll fix the broken window "next Friday when you get your paycheck". 

Its a loonggggg and lengthy process.Question :The marshals office scheduled for evicting the tenant next week of friday (8/10).

Buy 20 open house signs and do 4 per week ( Friday Thursday 3p-5 and on weekends), so that's like another $500.Look into a CRM like Apto or something like that, I think that's like $30/month, not sure I use bitrix24. 

On Fridays, my maintenance man spends 30 minutes with the push mower mowing around the buildings.  

I've seen very proactive landlords call their tenant and say something along the lines of   "I didn't want you to be blindsided or surprised when you get home on Friday...

Quick update:Got my appraisal back last Friday 11/2/18 (actual appraisal happened 10/27) at 750k!
