Don't buy an expensive car and build bad debt like some silly teenagers do, but rather save save save and learn and network!

Because of the issues with the house I was able to get the house on land contract, however I would like to get this purchased and finished this year so I can enjoy my time off a little more, as I have a wife, 3 teenage daughters and a son that I would like to spend time.Where would one go to find help with this.

Although I'm new to the industry I worked as an assistant to a handyman as a teenager and got some solid all around remodeling experience that I've used to renovate my own home.  

Man I wish I were a teenager, ha ha

A letter from you highlighting the positive features of the new home you find attractive (bigger yard for my dog, another bathroom for my teenager, etc), paired with evidence that you did in fact historically owner occupy for a year (old utility bills, old mortgage statements, old paystubs, etc, addressed to your then-current residence work), would make it pretty rock solid, but this is still ultimately an underwriter judgement call.Because preapprovals are not property specific, they can never incorporate this, so it's on you to set yourself up for success on this front.

If paying rent isn't important to a tenant, I view them as testing me, to see what they can/can't get away with, very much like teenagers testing a curfew.  

It does however, require active management and enforcement of rules -- sort of like parenting teenagers.  

Since I was a teenager, I had been interested in real estate investing, and got my real estate license while in high school.

My nice tenants are afraid of confrontation especially I think is because they have a very pretty teenage daughter.
