I've only done it if I feel they will be raliable, have a good reason why they can't pay now, agree to dates and amounts of payments, and then follow through.I once had a tenant in a house for over a year when she sent me a sob story letter that she had surgery, was going to be off work for two months, had no one to loan her money, wouldn't be able to pay for those two months, but would make timely payments when she went back to work.

I have mentors in my Baltimore network who I look up to, who also rely on me for things - so they benefit in return out of what I like to call social currency, not financial currency.I think organic, non-transactional relationships are more fun in terms of growth - I am no expert here but am hoping this helps If you were going in for surgery (pick the reason), would you want your surgeon to have their knowledge come mainly (if not exclusively) from the internet, ir would you feel better if they were trained by successful, experienced people?

Just to use myself as an example,  I am a very busy physician,  I have surgeries, I have emergency room calls, I have patients in the hospital, I see 35 patients a day in my office, I work about 12 hours a day...

You’re referring to OP’s post from a few years ago where OP thought a property was abandoned, cut a few acres of timber and then the owner showed up (having recovered from recent heart surgery which is why OP couldn’t get in touch with him), and asked OP angrily why he was cutting trees on his property.
