Since this has happened, we have not been able to reach anyone at Sage.

That being said, being wary is probably sage advice that I will take to heart, no matter how good a deal a house might seem. 

This was originally posted in the wrong section/forum, and reposted here...my apologies...still learning the site navigationI was hoping that some of the BP Wholesaling Forum readers would be willing to share the criteria and/or data points they look at when determining if an area is good for wholesaling……now I am confident that BP’s resident wholesaling optimist, Ryan Webber, will say something like “anyplace any time is great for wholesalingâ€â€¦..and I agree that there is much sage advice in this point of view….….however, I was looking to see if any of you used more discrete criteria and/or data points to determine if one area was better than another or good at all and if so, what that criteria was.Thank you in advance for reading and your consideration of my query.

The deal should meet or exceed all of BP's calculators, savant's sage advice for ROI, Cash-on-Cash, etc., smell test, etc.If I have $150K in reserve cash, but find such deal that requires more than I have cash, then I would finance it.

It is full of quotes, poems, life stories from the sages of old as well as a few adventuress tales and life lessons of his own.  

I guess I will have to bring him a list of what is available and show him what reality is now.Thank you for the sage advice.

I use Peachtree, now Sage, for my 'day business' of kitchen and bath remodeling but am looking at other options for our rental business as it is growing and soon to be at 20+ units.

Seller financing to owner-occupants needs to comply with the Sage Act and Dodd-Frank.  

@Jason Stephens - your passion and desire are to be commended...BUT, without wisdom and understanding they will get you in a lot of trouble.I hope you've taken the sage advice from others on this post.
