The room had no closet and now the unit had no kitchenet. 

A laptop may be preferred due to portability but if there are suggestions of desktops I will look into them. 

There are a vast array of options designed for data closets to lock down network and WiFi equipment that otherwise every person would have access to.

I have tried it for doing a closet a few times and what I have found is once you start tilting the thing around, it can start sputtering as the pickup nozzle is fixed and may not be in the paint any longer.

I don’t know about New York but most states including North Carolina  have enacted an expedited eviction procedure for 10 tenants violating drug laws so just do your routine property inspection and leave a small amount of drugs in a closet ,  then call the police for search warrant which will remove the tenant to jail  The unconstitutional CDC addiction ban does not apply to evictions for anything other than nonpayment of rent

How big should each closet be?

Bathroom hardward (TP and towel racks) - mount to a 1x4 plaque that is screwed to studs. you can pretty much hang on it without pulling out the hardware. i use entry level granite countertops - stain resistant, and should last a long time. i put LVP through the entire house, bathrooms and closets included. its water proof and scratch resistant. while the initial cost is more than carpet, you wont have to replace it as often. i use Sherwin-Williams Harmony line of paint, in a semi-gloss sheen. the semi-gloss is easier to wipe off for small marks, and the harmony line has deodorizers built in. for exterior door knobs, i use the smartkey knobs from kwikset. you can rekey a knob in a few minutes - no need to pay rekeying fees anymore. last tip - figure out which appliances your market typically provides. in my market, its not common to provide washers and dryers, so i dont. thats one less thing to have to repair. 4. i dont see an issue with the gas stove. to convert to electric you will need to have a 220V plug, which could be costly to install if not already there. 

The people who ask a lot of questions when all the information is right there will do the same on-site and will leave you a bad review when they can't find the closet full of toilet paper.
