@Ben O'Neill I have a second, and for a short while a third loan on a property.

The reason why I ask is because that could determine what loan options are available to you (and interest rates). 

Is that eligible for an SBA loan? 

I would love to connect and pick your brain a little more to understand structure of these loans! 

A lot of the owner occupy loans require you to live there for at least a year, so it's not forever. 

The caveat is that until the loan is paid back, you must put it in LT rental at capped rents.

I would get an attorney or title company involved to create your loan documents to ensure they comply with the law and cover all the aspects you need.Another method that is likely your best bet to take on investors is to create a joint venture (JV).

Will you be funding your own rehab or would you need to roll those funds into your initial loan?

I focus heavily on the sell side and on the buy side only work with high net worth individuals so the newbie wanting a 400k multifamily with an FHA loan probably isn't for me.
