I was considering having a Wyoming LLC and one for each pair of LLCs as I'd heard Garret Sutton recommend but it might probably be overkill to start.

We had a Quickbooks account, but our books are simple enough that it was overkill.

(since it would be owner occupied).One way I see it, we could set up and LLC and the business and myself would have a stake in it, but I feel like this is overkill with just one small property and would probably eat a lot of the cashflows (from an already tight market) from the related expenses.

In my view your 10th item is overkill.

New cabinet seems like an expensive overkill.

The title company is " over kill"  the proof of payment is fine!
