A sucker rally occurs with little fundamental information to back the movement in price.

Its hard to tell what would happen in the next 2-4 years, some markets have good fundamentals like job and population growth that would last for years to come.If this bullish cycle passes 2022 it would certainly be one of the longest "recoveries ever".In saying that, it is expected after the crises of 2008. 

This involves investing using solid criteria and fundamentals, not speculating or relying on appreciation or rent growth, and of course solid cash flow.

But even that can be tricky.Dehumidifiers and ACs are fundamentally the same thing - a mechanical refrigeration unit. 

If you are buying rental real estate, then follow the fundamentals that make your property a good investment.

Then, you don't update your documentation every 90 days, you just don't make any fundamental changes that would cause you to lose the ability to qualify.  

Hi @Nikki Beall,For us, it was a matter of getting to the point where we understood the basic fundamentals of investing (from books, podcasts, etc) and had realistic expectations of what we were getting into (the good, the bad, the ugly). 

It also has way better fundamentals to keep it from doing so. 

Strong fundamentals needed are a given but you can have 2 close to identical companies but one has a really strong marketing machine so stands out as different and enticing.  

I've seen a few projects go bad based on these fundamentals but can be successful if done correctly.
