Thank you. you are going to have to report it one way or the other. if you spent $50K-60K on construction labor, IRS is going to ask you who did you pay all that money to?

I have experience with dry way and paint as well as kitchen remodeling which seemed to be the priciest when talking to the contractor.That being said, would the Arv be affected due to minimizing labor and material cost?

Definitely not an exhaustive list, but those are trades that I'll waste tons of time on and likely do subpar work when I can pay a pro who will do it in 10% of the time and the labor costs are pretty reasonable. 

What happens if you decide to stick with your partnership and now you're overpaying for labor?

Now, not so much unless you are buying at deep discount and are getting materials and labor much cheaper than normal.
