Generally if you buy in the cold season, it means the sellers are more motivated... but it means you're not going to see all the inventory since most buyers don't want to buy then. 

I dont know , and I dont care . ( Its a sellers market in my area with very low inventory in my price range )

Completely new to this space any advice or recommendation is appreciated. lots of ways to answer this but from experience there is existing, cash flowing inventory of single family, multifamily, commercial. there is new construction of single family, small multi family, and large development ground up multifamily. we play in the second area. all urban core higher density infill lots best locations.

This could cause real estate inventories to rise as more sellers consider moving on from their pandemic rate mortgages for more lateral and feasible borrowing costs.

This is why you customarily see plaintiffs attorneys take inventory of all parties who can be brought into claims and focus primarily on what insurance money can be made available. 

Issue 1: I own a 1.3 ac commercial parcel in Fallon, NV which has zero inventory available and desperate for housing.

Trashed credit and the new inventory that is being bought rehabbed and resold. 

Look at the existing inventory in you're area, find an investor agent who has experience with house hacking, pick the best option currently on the market that fits your budget and make the offer. 

Inventory is old, mostly 1920s and 1960s.
