I usually don’t even buy an internal ice maker.

;-)I have owned and rented SFH since I was in College (I bought my first home, and then lived in it while collecting rent to pay the mortgage and make cash from my roomies.).

I saw the income potential in a college town and ability to add value.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

No difference then going into college or apprenticeship to get your career going or moving forward.  

When I was still active, the only time I would consider self-managing was when my tenants were college buddies and shipmates.

Lately I've been tempted to flip but I keep reminding myself that steady cashflow in a strong market will ensure a comfortable retirement and will help put the kids through college" haha
