No lawn care, no snow removal, and no garbage expense either for me.

Cap ex, vacancy, routine maintenances, taxes, insurance, landscaping/snow removal(depending on market) and whatever else you can throw at the numbers. 

I am serious about the purchase, I am waiting for the one partner to come back from snow birding to tell him everything I need to make an offer.  

From what I can recall it says it can be a real problem especially if it snows. 

Oh one more thing that comes to mind being in Vermont, would you need to account for snow removal or being a duplex is that another thing that the tenants should cover.

My preference was to stay away from Snow and invest in warmer weather market but some investors prefer a 2 hour drive rather than a 2 hour flight..

For example, who is responsible for snow removal, you or the tenant, how long can they have a guest until the guest is considered a resident there and should also be paying rent, you encouraged the tenant to get renter's insurance because you will not be responsible for any damaged or stolen items, etc.

If you ever fly over the north west in winter you clearly see with the snow on the ground the checker board effect this is because of the way the timber companies and in the old days the feds sold off sections.. they checker boarded ownership.I just find this so cool.. what used to take me hours now is a matter of minutes.. these two props I am honing in on were found on the back end of property radar a little know avenue that we use to find distressed props cant divulge it on air here.. but suffice it to say these are big money plays.
