Every nightly rental review that has one, is only positive and they usually have 100s of reviews(at least the only ones I can find).I wanted to stand out in my market, while checking the box of "hot tub" since it's a standard amenity now. 

makes about as much sense as me standing in McDonalds drive thru blocking traffic demanding everyone stop buying burgers so I can force McDonalds to discount burgers 20% due to lack of buyers....All these people howling there needs to be more rental units so rents are cheaper. 

Also, I highly recommend doing an analysis of how much you stand to make with and without property management, then see if the difference in profit justifies the risk. 

That is why it is just as important WHO puts the roof on and stands behind it as the product being used itself.If you do not get the roof leaks fixed and keep patching on the cheap and the tenants keep having issues they might eventually leave.

As a new college graduate and newer to this market am I wondering what everyone's opinions are on what makes a good property management company and how you can stand out? 

Seems like it could be hard to compete with that, you would really have to make it stand out if you want to justify a higher price.

NOW, if there was a recent storm that cause a sudden leak resulting interior damage you may not have much of a leg to stand on because HOA was not neglegent in doing timely repairs, it just happened.Now if you think they should repair but they won't you will have to sue your HOA (yourself also since you are an owner) Once they board and HOA recieve the letter from your attorney, they will likely just settle and fix your wall inside since it will be way more costly to defend and it may raise they HOA insurance next year, thus passing the cost to you via your HOA dues.
