It's not perfect, but it's good enough for now, and better than some (many?)

If your goal was to go to compete in the Olympics, would you say to yourself "I am not good enough yet, I will start training when I get there"

Either you aren't good enough (up to you but I doubt that's true), you aren't doing it right (easy to fix) or you have the wrong model for you (also easy to fix). 

They don't sound distressed enough to sell it for a good enough deal for you to make a profit.

I think a lot of people are simply not equipped to think of themselves as anything other than a success in life, and anything that challenges that assumption or the external appearance of it is to be avoided at all cost.In the end, this is what vanity does to people, it turns them into fragile things unable to grapple with the crippling fear of being revealed to the world but also to themselves as less than perfect, as most definitely NOT good enough, as "losers" and "failures" and "second-raters" and all the words the most vain among us use for those they think they're a million times better than.Being able to laugh at yourself and your pretensions is a gift and a great liberation of the spirit.

But you should also have good enough relationship with your tenants where they understand that things happen and repairs take time.

I'm pretty "anti" HML and private lending... since in the DFW market the homes that come about are just not good enough to make me want to go out and use other funds.

If you have a good enough property you won't need either list and will have no trouble finding them on your own. 

Also, if you have good enough credit scores, you might be able to put down a decent down payment on a house, then pull out a loan against said house and use it for a down payment for the dental practice.
