Would you recommend starting with a flip closer to home to get familiar with the process before diving into the long-distance BRRRR?

I've had properties undervalued by $100k because the appraiser was obviously not familiar with my city, and I've had refis where the appraisal came back much higher than what I could realistically sell for at that moment in time. 

You are better off just finding an accountant (could be nonCPA) that is familiar with Stessa.

We had family in Houston so we're familiar with Lake Conroe.

I've been living around the world for a while, but I'm from Seattle so I'm not familiar with the market beyond the research I've been doing in the forums and such. 

The property is Huntington WV and is exactly 25 mins from where I'm standing, so I'm only calling it out of state because it technically is, but it's a location I'm fairly familiar and travel to often.
