If your chosen market requires 2 or 3 flights with layovers, you probably won’t have the time or desire to get on the ground as often as you like.

However, if I earn too much “earned income,” I risk losing these essential benefits.That’s why I’m exploring real estate and the stock market, as these generate “unearned income” and allow me to maintain my benefits while building financial security.

Some use them as rentals.the biggest reason for doing things this way is a traditional bank won’t loan on  property that won’t appraise at their desired price.

I am very new to real estate as well and I am in a similar predicament as you in terms of desiring that handholding so that you don't make a costly mistake.

Real estate is going to be more rate and supply driven, than election driven.Equities will be election spurred(in the short term) but fundamentally earnings driven in the near term.

Just make sure you try to househack in a desirable area where people will pay a high amount per bedroom. 

In my ideal scenario, I would do some more entry level projects to start off while I learn the ins and outs, but my goal would be to eventually work on more luxury flips - larger scaled projects in more desirable neighborhoods (though fewer and farther between).  

People notice hustle, and if you show up with a positive attitude and a willingness to learn, you'll earn respect.As for finding a mentor, look for people who are where you want to be, and ask them thoughtful questions.
