But I knew and had worked with a couple of hard money lenders often enough as well to know that they’d fund any purchase in the range I was looking to buy in without issue if my private lenders didn’t have the capital or weren’t interested.So to answer your question I already had several lenders in place that I had worked with previously. 

The only issue is the interest rate is 7.125%.

@Will Mejia it sounds like you don't want to deal with residential tenant issues anymore, which is fair.

Assuming they are professional and skilled in the craft - alot of the issues you have faced, they will remediate and mitigate moving forward.

What is as important is that you require the insurance to be issued with you as the landlord as "additionally insured." 

Having a rock solid SOW can prevent many of the issues that arise during any project.

Your main issues will be eggress, as usual in a basement.

Since the original loan remains in the seller’s name, you may need a nominee interest allocation to deduct mortgage interest, as the Form 1098 will likely be issued to the seller.
