I don't think requesting to get it zoned to R-4 (residential multi-family) is an option but my question is, what are the requirements to getting approved for a commerical loan?

My question is, being that I have only dealt with residential property and I haven't dealt in commerical/residential in a downtown area and I'm dealing with such a small amount of capital are there any costs that I should think about that I wouldn't have seen with a residential property?

properties can get rezoned.usually you can not operate a business out of a single family home. sometimes i have seen SFHs that are zoned commerical and therefore can have a business operating out of the SFH.

I've only seen multiple SFHs under one loan at around 4-5 minimum and it's done with a commerical loan, not a mortgage. but check out Patch of Land. they do this on the regular but I'm not aware of their requirements (loan min, etc).
