The only advice I have is that if it's a buy and hold, that you address whatever you find in the correct way and don't just use chewing gum, caulk and paint to cover it up until you can sell it.

I will definitely lean towards doing turnkey first and get experience through that before biting on to something too big to chew.

Plus you meet all sorts of real players. not just investors who only look at you as someone to bring them a deall .. chew you up and spit you out..  

It had also chewed all the window sills completely off & the doors all had deep scratching. 

If you bit more than you can chew that’s a lesson to be learned but the answer isn’t to give up if you can get through it.

If they bite off more than they can chew, and another contractor has to be brought in, they still get 50% of the profit?
