Beyond that, I simply avoid voluntarily putting myself in situations that might require a better than average likelihood of needing to defend myself or others. 

Rental comps in the area suggest the average rent is $1280 for a house this big. 

The REIT's and funds can buy those and average out if a few go dark for  a year to re-tenant again long term.

Profits aren't somehow ridiculously high, but our average cash on cash return is >23% across the portfolio.  

My models only go down to 80% market value (i.e. a 20% discount) since this seems like a reasonable goal for the “average” investor in 2024.

I think identifying these markets that have a history of vacation rentals (so STR regulations are not worried about), near State or Regional Attractions (alot of national attractions may be priced out but not all), while also being affordable for the average STR investor.

We've also seen above average appreciation in the last 6 months on the new construction.
