Hey I am looking to start recruiting Birddogs to help me locate properties. How should I begin doing that? Also do I need to give a 1099 form at the end of the year, if so how do I go about doing that?

I use REO specialists, RE Brokers, bird dogs, wholesalers and sometimes just comb a few neighborhoods myself looking for potentials.

It talks about wholesaling deals off the MLS using Realtors as bird dogs.

I would love to see their student success rates publicly posted as part of their marketing, not just the 'testimonial' with the accompanying disclaimer that this person's earnings/experience were unusual.

Tony,If I was in your situation, I would do one of two things.1) Find a wholesaler to partner with, and act as their bird dog.

Unless you train this friend of a friend to find specific properties that you market to, train this person based on your criteria and to train this person to qualify your lead based on your specific criteria as a "bird dog".
