There are a number of investors that went new-construction in DFW in fast-growing areas, like Princeton & Anna, but are struggling now to get their properties rented at the rents they were projecting.

There is ZERO chance the repair would be made within the guest’s stay. 5 days is a fast repair for a warranty company. 10-14 days for the first attempt is more likely.

When talking we speak fast because we are nervous or it’s our way of speaking.  

If there is debt on the property you run into the debt-financed property issue which can cause the rent to be treated as UBIT and be subject to the trust tax rate which increases to 37% extremely fast.

We sold one property this year where we wrapped the 4% mortgage note into a 10% note and as a result are enjoying a 17% annual ROI for a minimum of 2 years and possibly as long as 10 years if the borrower/buyer does not pay us off early.After 40+ years of real estate investing, in many different markets across the country during many different economic climates, both in residential and (primarily) in commercial, I can tell you that hard and fast “rules” should be constantly evaluated to see if they are limiting the opportunity to “jump start” your wealth building.   

Does fast approval or no prepayment penalties make a difference for your projects?

Very possible biggest factors are can you find the deals that will be profitable (I work with auctions and that varies hugely) and how fast can you execute them and move to the next one, remember that you have time on the market and closing time once under contract (usually an extra month) before you get the capital back out. 

In my experience you don't really need more than 3 lines, its dialing too fast and your number will get tagged.

It's important that you ask your lender when they lock rates, how fast they move and what qualify gross income they'll take.
