I've been doing this a decade and a half and hate short term leases, however, in this climate, if a tenant is not paying I will choose not to renew the lease the following month and tenant is now a holdover tenant versus just a non paying tenant.

Automatically drops at midpoint of loan.You never get MI back.You can do a cost analysis of paying the MI to that point on the amortization schedule versus having to increase the down payment.I think investors want to avoid MI because it feels like wasted money.

The benefits really depend when counted against how much capital gains you will face versus a decrease in flexibility when buying a new property.I would buy a rowhome I can legally subdivide into two units in a desirable area with a strong tenant base though!

So with the discussion of an LLC versus personal home ownership, people usually talk about liability and privacy.But If I understand the logic,If I get a 2000 rent payment this month to my LLC, I can buy a new dryer and washing machine with PRE TAX money and at the end of the year, it will be as an expense - thing that we cannot with having the house registered to ourselves. same thing in re-investing the money.Can someone explain to me that logic?
