The pictures look great  but your rental income could be incorrect, deferred maintenance could high, or finding quality tenants for that location is difficult.

But there are still enough essential employees out there working that you should be able to find someone as long as you have a quality "product" and competitive price.

With that being said, I think there will always be a place for high quality, knowledgeable real estate professionals.Commercial real estate is very different, too.

This is not a quality renter. 

"Better quality tenants because these are really tenant/buyers.

If you think it will be hard to rent, then I would have no problem giving an agent a half months rent or something if they brought me a high-quality tenant.

This way they can visually see where all the money is going and how much of it they have to bring to the table.

Plus the biggest thing is that you done the work and you know the quality that went into it.

(Of course need to compare apples to apples in analyzing REITs vs physical buildings.)The relationship seems to really vary based on the quality.
